		<description>You&#039;ve got a good idea on what to expect.  $71,000 is a pretty good amount of cash for someone to make and still be a renter.  I&#039;d have to ask, did the RE agent verify income (paystubs or 2 years worth of W2&#039;s if self employed)?

You can&#039;t judge someone on one part alone.  Recent late payments would have been a flag for me.  Any charge offs that were recent (within the last year) would also have been a flag.

The most important reference is not the current landlord, but the previous landlord.  A current landlord may give a good reference just to get the person out.  The previous landlord may be more open to discuss issues.

I&#039;ve got to ask, why didn&#039;t Earl post a Pay or Quit notice once the tenant was late with the rent?  Technically you don&#039;t even need one in Philly if you have a clause waving right to notice.  PA is one of the few places that allows a tenant to waive their right to notice.  I always post a pay or quit on day 6 if I haven&#039;t received rent (I have a 5 day grace period).  I do this just to protect my rights if I actually need to file eviction.</description>
